Stephen Sanders is Senior Vice President with Stewart Title Guaranty Company's National Commercial Services division and serves as Western Region Head of the Distressed Asset Group (DAG). With more than 40 years of experience in commercial real estate title insurance, he specializes in complex transactions involving receiverships, bankruptcy sales, foreclosures, deeds in lieu, loan sales, and other distressed asset structures.

Mr. Sanders formed the Distressed Asset Group in 2022 to provide focused underwriting and closing support for distressed commercial real estate transactions nationwide. He regularly works with lenders, law firms, special servicers, receivers, and investors to address title, authority, and insurability issues arising in court-supervised and default-related transactions, including state and federal receiverships and §363 bankruptcy sales. Mr. Sanders frequently speaks to legal and real estate industry groups on distressed assets, title insurance, and risk mitigation in complex commercial transactions.
