Profile
Most SFR operators think of electricity as a tenant expense. Bruce thinks electricity is an untapped revenue line and tenant retention asset.
Terra Energy is a power producer. We own and pay to install, maintain, insure, and upgrade rooftop solar on homes across Florida, the Greater Houston Area, and soon expanding across Texas, California and wherever there is sun — all at our cost.
The model works on two levels simultaneously. First, the spread: Terra pays to install, own, insure, and maintain rooftop solar systems on every property in your portfolio. The tenant pays less than utility rates. The landlord captures the difference — every month, on every door, compounding as utility rates rise.
Second, the stickiness: Terra's full-home endless battery backup — keeping the lights, HVAC, and appliances running when the neighbor loses power — is now launching in select markets. That's a feature tenants remember at renewal time — and it's not something they can find down the street. Yet.
I'm speaking Monday at 11:15am on the panel — The Latest Methodologies, Strategic Operations, AI & Tech For Optimizing Costs And Maximizing Margins — and will have a booth all week.
Want to see what that spread looks like across your portfolio at your current cap rate? Come check out our Terra Energy Portfolio NOI Calculator at the booth or let's schedule a time now.
Before joining Terra in March 2024, Bruce spent 25 years as a Florida trial and appellate lawyer. He lives in Coconut Grove with his wife, Michelle, and their four kids.
