Preston Smith is a Director of Development at Alterra IOS, the largest owner and operator of Industrial Outdoor Storage (IOS) properties in the U.S. with more than 500 locations acquired as of Q2 2026. Preston oversees acquisitions and development activity across the western United States, managing due diligence, zoning and permitting, tenant improvements, and new construction projects.

With more than 25 years of real estate experience, Preston brings a unique combination of institutional real estate expertise and end-user operating knowledge to his role. Prior to joining Alterra IOS, he led real estate development and acquisition efforts for Sunstate Equipment, one of the country’s largest equipment rental companies. Throughout his career, Preston has built extensive relationships across the brokerage, construction, investment, and development communities. He holds a bachelor's degree from the University of Arizona and resides in Scottsdale, Ariz.
